How Staging Helps in Real Estate

In this blog, we will be talking about a super important topic in real estate - staging. You may have heard of it before, but we're going to discuss in detail why it's so important and how it can impact the bottom line of your real estate investments.

Now, when you're getting ready to put a property on the market, there are a lot of things you can do to make it more appealing to potential buyers. But the main goal is to make sure that buyers like the property not just once, but twice. And when I say "twice," I mean it!

The first time a buyer is going to like your property is when they see the photos that are taken professionally and used in your MLS listing. The better the quality of the photos, drone videos, and virtual tours, the more potential buyers will be attracted to your listing. This will translate directly into the volume of showings you can expect on your property and eventually potential offers.

Staging is the process utilized to enhance the visual or aesthetic appeal of the property and increase its functionality. The final aim of the staging process is to present the property in a visually appealing way to the prospects, so that they can imagine themselves being here and going for it.

The staging process uses various furniture items, props, decorative table pieces, wall art, etc., to enhance the appeal and usability of the property. The process where only props and wall art and decorative pieces are used for enhancing the looks of a home is called Soft Staging. The process of introducing and bringing new furniture and equipment into the house where required is called Hard Staging. Once the property goes through the process of decluttering and home staging, this is the time when the professional photo shoot should take place. As I mentioned earlier, the professionally shot photos and videos reach first and foremost to the buyer community. This is where we want them to like our property for the first time.

The second time buyers should like the property is when they make an effort to schedule an appointment and come for an in-person review of the property. At this time, the home should look exactly like how it was presented in the photos and marketing material. This is when the buyers look at the well-staged house, which is bright and shining, showcasing its functionality all over, and we want them to like our property for the second time.

Staging helps a lot in the selling process, and let me explain with an example. Suppose there is a living room that is 13 ft by 11 ft. In this living room, if there is no couch or furniture, a buyer prospect might find it too small for their liking. They might have a notion in their mind that the living space is too small, and furniture might not fit comfortably in this area. Versus a staged living room, when they see the same dimension living space with furniture, they have no doubts in their mind, and they understand that indeed furniture can come in this space and there is enough room to socialize.

Let's take another example of a bedroom at upper level, if the bedroom is 11 ft by 9 ft, a buyer might outright reject as it might appeal smaller to them, however, if the same room is having a Queen bed arranged, it make it easier for the prospect to understand that even after a Queen bed in the room, there is space to move around and it is in fact workable. 



The staged areas of a home help the average consumer better understand the areas and realize the potential in the home. If we have a vacant or empty home, even though it might be handsome for organizing furniture, still there would be enough prospects who would pass on the property as they would not be able to visualize the potential of the space. The biggest benefit of the space is that it helps a buyer to realize the potential of the space, and we as a Seller don't lose the opportunity to appeal to the widest array of prospects.


Ultimately, staging is a key element in showcasing your property in the best possible light and increasing your chances of receiving a credible offer. But it's not just about the visual appeal - you also want to make sure the property is comfortable for buyers to view. That means controlling the temperature, avoiding unpleasant odours, and making sure the lighting is bright and welcoming.
